01   What we do

Power first. Everything else follows.

The data center market has a demand problem that looks like abundance and a supply problem that looks like scarcity. Capital is plentiful. Energized, entitled, fiber connected capacity is not. We acquire it where it exists and develop it where it can be created.

The thesis

Hyperscale and AI workloads have pulled forward a decade of demand, and the binding constraint has shifted from tenants to megawatts. Assets that already hold power, or sit where power can be secured on a defined timeline, carry a premium the broader market still underprices, because most buyers underwrite from the rent roll backward rather than from the substation forward.

Acquisitions

We buy existing capacity and make it usable for today's workloads.

Existing data centers

With in place power and aging mechanical and electrical plant, where modernization unlocks density the original design never contemplated.

Industrial and flex assets

With heavy power, proximity to fiber, and zoning that permits conversion.

Enterprise leased facilities

Where value comes from lease restructuring, expansion rights, or re-leasing.

Our primary strategy targets existing assets of 1 MW to 10 MW in place with expansion power to 50 MW. We will go larger when the asset and the partner justify it. We work in primary North American markets where we have transacted and hold relationships.

Development

From control through delivery, one gated process.

We take powered sites from control through entitlement, design, and delivery: land selection, power acquisition and distribution, fiber procurement, project financing, and budget and contract management, with hyperscale, enterprise, telecom, and colocation tenants in mind from day one. We act as developer alongside our capital partners, or in a joint venture with a partner who already controls the site.

Every site we develop moves through the same gated process. Capital commitment rises only as each stage is derisked, so exposure stays limited until confirmatory diligence justifies the next step.

Stage 1Desktop due diligenceRed flag review and scope for fieldwork before anyone commits to it.
Stage 2Confirmatory field analysisCivil, geotechnical, utility, environmental, and transportation, with concept layouts.
Stage 3Acquisition readinessFinal engineering, entitlement roadmap, and a concept package for IC approval.
Stage 4Closing supportOn call technical support with the risk register current to the day the deal closes.
What we build and buy

Four forms of the same asset.

We work across the forms a data center takes, for hyperscale, enterprise, telecom, and colocation requirements.

Powered landSite control, utility capacity studies and interconnection agreements, substation and transmission coordination, fiber route procurement, entitlements and permits, and environmental and geotechnical clearance, delivered as a shovel ready site with a defined power schedule.
Powered shellCore and shell construction to data center standards, utility service and backup power infrastructure, fire suppression, physical security, structured pathways for fiber and mechanical, and project closeout, delivered ready for tenant fit out.
Built to suitRequirements gathering with the tenant, concept through construction documents, MEP design for the specified density and redundancy, procurement and construction management, integrated systems testing, commissioning, and handover.
Existing data centersAcquisition and repositioning of operating and vacant facilities: technical lease review, power and fiber verification, mechanical and electrical condition assessment, density and redundancy upgrades, and re-leasing or expansion to current standards.
Asset management

The team that underwrote the deal is the team that reports on it.

We manage each asset through the full investment lifecycle, from pre acquisition due diligence and valuation through disposition strategy and execution. That continuity matters in a sector where the people who underwrote a deal are rarely the ones operating it three years later.

Pre acquisitionTechnical due diligence, power and fiber verification, lease vs own vs build analysis, valuation, business plan, financing strategy, and the risk register that carries into ownership.
Asset managementLeasing across wholesale, colocation, and enterprise requirements, from RFP through negotiation on NNN, gross, and modified gross structures. Facility operations: preventive and emergency maintenance, vendor contracts, SLA compliance, life safety. Capital projects, utility and power contracts, and financial reporting in the format each partner's committee expects.
DispositionExit strategy, positioning for core buyers or recapitalization, process management, and closing execution.
How value is created

Source off market

Most of what we underwrite never reaches a broker. It comes from owners, utilities, and operators we have worked with for years.

Underwrite the power

Utility studies, interconnection position, and on site generation options are settled before we price the real estate.

Derisk before closing

Our proprietary due diligence process is run on every acquisition and development, so there are no open ended studies and no surprises at the closing table.

Execute hands on

We manage design, leasing, and construction directly rather than through layers of third parties, and we manage the asset from the first diligence item through the day it is sold.

Exit on our partner's terms

The exit strategy is set with each capital partner so it aligns with their investment thesis, hold period, and return targets. We build the business plan around their objectives and revisit it as the market moves.
